
David Kabiller is a Founding Partner and the Chairman of Arqitel. He is a member of the investment committee and is involved in the firm’s strategic growth. David is also Founding Principal and Head of Business Development at AQR Capital Management, overseeing client relationships, business development, marketing, operations, and strategic initiatives. He previously served on the board of the Trammell Crow family office for twelve years. He is a member of Northwestern University’s Board of Trustees and an Honorary Fellow of London Business School, where he is also a member of the Advisory Council of the AQR Asset Management Institute. David also co-authored “Buffett’s Alpha” which received the 2018 Graham and Dodd Award from the Financial Analysts Journal. Prior to AQR, David was a Vice President at Goldman, Sachs & Co. He earned a B.A. in economics and an M.B.A. from Northwestern, where he received an athletic scholarship to play tennis and was named to the Big Ten’s Academic All-Conference team.

Andrew Berman is a Founding Partner and Head of Acquisitions at Arqitel where he leads investment sourcing, structuring, and execution across the firm’s preferred-equity, joint-venture, and direct-acquisition strategies. Prior to founding Arqitel, Andrew led real estate investments for a large single-family office, heading the sourcing, underwriting, execution, and management of its investments. He directed multiple value-add asset repositionings and managed legal, tax, accounting, and reporting for the single-family office. Before that, Andrew worked at AQR Capital Management, where he managed a team focused on data-driven research and strategic analytics for the firm’s senior leadership, supporting client strategy and business development efforts. Andrew earned a B.A. with honors in Politics, Philosophy, and Economics from the University of Pennsylvania, where he was a member of the varsity tennis team.

Nick Bruce is a Founding Partner and Head of Investments at Arqitel where he leads the firm’s investment strategy, research, underwriting, and due diligence. Nick has 15 years of real estate investment experience and has previously acquired over $6 billion of commercial real estate and managed assets with a cumulative value in excess of $8 billion. His experience spans the full capital stack – from direct and joint-venture equity to preferred equity, mezzanine debt, and whole loans. Before founding Arqitel, he focused on real estate and infrastructure investment and development at CIM Group. Prior to that, Nick worked at Oaktree Capital Management, investing in opportunistic real estate equity and distressed real estate debt. He began his career at RREEF Real Estate, a division of Deutsche Bank AG, where he served on the acquisitions team for its global core and opportunistic real estate funds. Nick earned B.A. and M.A. degrees from the University of Cambridge, where he graduated with highest honors, and an M.B.A. from The Wharton School of the University of Pennsylvania. He is a recurring guest lecturer on real estate investing at UCLA Anderson.

Debra Tani is a Vice President at Arqitel, responsible for overseeing portfolio operations, third-party property management, and sponsor reporting across the firm’s multifamily investments. Prior to joining Arqitel, Debra was a Director of Asset Management at JRK Property Holdings, a Southern California-based multifamily and hospitality real estate investment firm. Debra’s experience includes over 15 years at The Irvine Company, where she managed institutional portfolios across multiple markets. Throughout her career, Debra has managed more than 15,000 apartment units across 150+ properties in over 20 markets nationwide, with extensive experience in operational oversight, revenue optimization, and portfolio performance management. Debra earned a B.A. in Social Sciences with an emphasis in Economics from the University of California, Irvine.

Terry Lines is a Vice President at Arqitel, responsible for the firm’s development of innovative, data-driven approaches to underwriting and asset management. His work integrates traditional real estate investment approaches with modern machine learning and statistical methods to inform investment decisions and portfolio strategy. Terry has nearly 20 years of real estate investment experience. He spent nine years as an investment professional at Anglesea Capital, an operating partner for private-equity investors including Blackstone, Rockpoint, Oaktree, Lone Star, and TIAA-CREF. He began his career at Moor Park Capital Partners, where he served on the investment team for its European-focused opportunistic real estate funds. Before joining Arqitel, Terry was a researcher in spatial data science and machine learning at the University of Glasgow’s School of Geographical and Earth Sciences, focusing on spatial modeling and predictive analytics. Terry holds B.A. and M.A. degrees from the University of Cambridge and an M.Sc. from University College London’s Center for Advanced Spatial Analysis.

Nick Pellett is a Vice President at Arqitel, responsible for sourcing, structuring, and executing equity and preferred equity investments. His experience encompasses core, core-plus, value-add, and opportunistic strategies, spanning multifamily, industrial, office, retail, and hospitality assets nationwide. Before joining Arqitel, Nick was an investment analyst at Pacific Coast Capital Partners (PCCP), a $20bn AUM real estate credit and equity manager. During his tenure, he underwrote and closed over $1bn of debt and equity investments across the capital stack, including senior bridge loans, mezzanine debt, preferred equity, and joint venture equity. Nick earned a B.A. in History with honors from Dartmouth College.
